Seeking advise on the DFW market, specifically Arlington TX

Hello everyone and thank you in advance for all your answers. This site has been very helpful.

I am planning to buy my first investment property out-of-state. I am currently looking at single-family homes in the Dallas Fort Worth market. There are two homes I am considering putting an offer on in South East Arlington, Tx. The numbers look good based on my analysis and research shows DFW has a great economy. I plan on flying out to see both properties but I definitely would love to hear from those of you that are familiar with the area. I also wanted so ask what your thoughts are on Burleson, Tx or your recommendations about other cities for a buy and hold in that market that are not very inflated in price.
