Anyone know the cost of fees associated with a 1031? Do intermediary use a percentage to calculate fees? Is the fee paid up front? Or can you roll it into the new loan?

I am planning on selling my investment property, however, I absolutely need to invest the proceeds. I would also like pay off debt in the process as well. What is the best route to take? 1031 exchange? Or take the proceeds and invest later? Here are the numbers: Loan on the property: 262k Value: 365k Depression recapture 18k.

My wife and i are looking to do our first rental increase at the expiration date of our tenants yearly lease. We also have a tenant who is month to month and looking to do a rental increase on them as well.What's an appropriate rental increase rate? Do we use comparable rental to raise the rent too?

My wife and I are planning of selling our investment property to reinvest in other properties. After we sell the property how long can we defer taxes before getting hit? I know it may take time before we can reinvest the capital gains.

My wife and I currently live in a single family home. We rent the bottom floor with a full kitchen, bathroom and two bedrooms while we live on the upper floor. The ultimatums are paid by us.What types of claims can we make on our tax return for renting half of the property?
I have a tenant who is currently 5 days late on rental payment. Late fees are currently accruing. When is it a good time to let the tenant know that the rent payment did not go through?
