Owner occupied single family rental

My wife and I currently live in a single family home. We rent the bottom floor with a full kitchen, bathroom and two bedrooms while we live on the upper floor. The ultimatums are paid by us.What types of claims can we make on our tax return for renting half of the property?

Check with your tax accountant.. but basically I would gauge 50% of utilities, any repairs to unit,50% of costs for maintenance exterior grounds,  but you also report income for rental. 

Depreciation ... check with tax accountant.
