I’m not sure where to start looking for foreclosures. Do I call banks in my area? Auction.com? This is my first time and of course I want to do it smart. How did you find your first? Or how would you advise a rookie?

I signed an agreement with my broker who will be selling my property at 5% commission. We have yet to list the property as we are waiting to take pictures before posting it. After this we will hold an open house a week away. I got in contact with a Cash Buyer who won’t be using an Real estate agent. What kind of deal can I work with my Broker if I found the buyer, specially a cash buyer?

I currently have an investment property that I was thinking about selling. One option was that one of my tenants is moving out and I was planning on moving in. Once I’m there I have the option to do a cash out refinance. The only issue is that will I be required to live there for a long time before I can move out.
