I don't understand why a realtor would not want to put it on the open market for the seller unless the motive is just to get both sides of the commission

 This is why contractors put markup on the material. Did you buy it or did the contractor?

@Andrew Choate maybe im missing something but you are licensed ? Put it on the mls and get your seller top dollar from a wide audience without doing any shady things. Kinda the point of wholesaling is being able to sell without a license.

@Owen Thornton as bruce before me mentioned dont be afraid to try a few different trades. I started with my dad as a teenager in his masonry business and did not have so much of that oppurtunity since i did not want to leave him. I am now learning more of other trades in order to be more fluent in all trades. The mechanical trades are something that I wish I had more knowledge of.

@Allen L. I am in IN and run a small construction business. Since my dad and i are both owners we can legally operate without workmans comp however if we have employees we are required to carry for them.

IN has a state specific form that I need to fill out and pay for each year indicating that I as an owner am exempt from workmans comp.

The state you are in may have different laws.

@Joshua King seller has option to fix the paint. It could be a very costly option depending on scope of paint job. Seller may not want to deal with it and would rather want a conventional or cash offer.
