@Tomas Lam in our mls we dis lose the source of sq.ft. For example a lot of listings use county records as source and they tend to be off at times.

Did the home appraise for your offer price ?

  • I may be writing an offer for a client on a quadplex and have some lines that I intend to add to the PA under further conditions.
  1. If a unit becomes vacant before closing seller will not fill without buyers consent.
  2. All tenants to be current on rent at time of closing.

    Does anyone have anything they typically add to an investment property purchase agreement when representing buyers?

@Susan Maneck so it is not confirmed that they had access to the financials ? Seems it would be difficult to come up with those numbers without the info and experiance of running a business ?

Doesn't matter whether they are careers or not. People who work for a living are entitled to a living wage. When businesses pay their workers less they are cheating them. And people who earn less than that don't have the means to acquire a skill that pays more. If McDonald's paid their workers $15 an hour your Big Mac would go up by 15 cents. 

Mcdonalds jobs are great for teenagers but shouldn't everyone reach a point where they grow up and get a real job? Construction wages start at over $15 @ hour and you get paid to acquire a skill that pays as much as you are willing to put in it. If minimum wage goes up do you think skilled trades will have to pay more?

Also could you direct me to your source that shows where a Big Mac would only go up by $.15 if $15 @ hr were paid?
