Vas Bouras thank you so much for this. Totally appreciate the full disclosure and the tip on the property. I'm looking for a multi-unit and was looking to leverage the FHA situation being that I don't have a heck of a lot of capital I can throw at it and it gives me a chance to move and that was going to be my application of BRRR. Do you mind if I have any questions going further if I @ you for more info?

Vas Bouras auctions are strictly cash deals? I'm new to investment and haven't closed my first deal yet. Thought that could add some perspective. I wanted to start in NJ but deals seems hard to come by in north and central jersey. I thought I should maybe look into another neighboring city.

What to find and chat with investors from NY. I know most of us are priced out of our own markets and go into others to make our money. A lot of those investors are in New Jersey. I continue to read on his site that you should invest in areas you know, live, or are familiar with. Are any NY investors successful outside their cities in Connecticut? How does the distance fare with managing your property? What are your pros and cons? Thanks in advance!

When finding deals how much attention is put towards the year the home was built? I'm sure it plays a factor in the stability of the property. Should really old homes discourage me from buy and hold strategy? Really old homes tend to make me feel that lots of maintenance will be involved in the property. I'd like some opinions on this from some seasoned investors. Thanks in advance all.

Ibrahim Hughes hey Mr. Hughes... the Vailsburg area in Newark.. why are so many people saying that you need to know and understand the neighborhood to invest in it. What makes Newark so hard to invest in?
