Seller has an Oil Tank on property and wants me to know he doesn't have the money to move it. He is offering me a $5k credit on the deal of which I am already paying a bit more than I wanted to for a buy and hold in Irvington, NJ. I already have a 5k concession on the deal. Should I go even lower on the price? Have any of you had to remove an oil tank before? How much did it cost? What should I do here? Because I don't want to inherent a problem child.

Brent Coombs got it. Well than I'm getting it at around market price than. But I still think for a long term hold it would be good for passive income.

Travis Hughes she said it was a good deal for a buy and hold not a flip as there is good rent in the area and four units guarantees your mortgage and expenses being paid. My mortgage broker also said it was a good deal for the same reason. I figured it was as well for that reason. In maybe 3 years I could cash out and just continue on with the passive income and look towards a new deal.

Edgar Sulca the repairs would be cosmetic nothing major in my opinion. The last tax assessment for 2015 and 2016 was just under $6k so why would I assume $10k? Jd Martin Arv should be about $338k. I'm ballparking using a similar home on the market right now that has been renovated.
