I'm pretty much about to close on my first investment deal. A 4 unit in NJ. I'm excited and nervous all at the same time. So I need to find home insurance now. What should I look out for when trying to obtain insurance? Any suggestions on providers? How do I know I'm getting a good rate? Please educate me. Any help in this area would be much appreciated.. Thanks BP family as always..

Neighborhood Assistance Corporation of America gives people the opportunity to purchase with no money down, covers all closing cost, no points or fees and has lower mortgage market rates. Sounds enticing right? So what is the downside of this program? What do I have to give them? Testimonies on the website list these great mortgage payments but are those minus the taxes and other additives to your monthly payment? Please educate me if you've gone threw the program and purchased successful. Thanks BP! WG

I'm not a pro but why invest $60k to make $900 a month? I'm sure you could find a better deal than that. Investors I know make a couple thousand off a property. Why not refinance your FHA to a conventional loan and then use FHA again to help you retain some funds? That is the method I've commonly read here on bigger pockets. Good Luck.
