That's quite the ROI! Congrats Ben! York is only a little over an hour from me. Never considered it a market to invest in. What are your thoughts? How was the permitting process with the city?

I grew up in Bucks County and started my career in Real Estate in Doylestown. Not too far away! Such a great region of the country to start for you. Best of luck and spend every minute learning. Commuting to work... podcasts! Tv before bed? Nope, time to read a book on RE! Make your life revolve around it and you will be successful. Every conversation you have, find ways to bring real estate into it. Being top of mind is very important! You have a good support system here, hopefully your brokerage does as well. Exposure is great, but quality of tenants far outweighs quantity. Realtors typically pre-screen rental clients to make sure their time is not going to be wasted. Usually prospective tenants that agents bring to showings will be more qualified to rent in my experience. I think eventually a VR set up will be common online or at RE offices. Where buyers/tenants can view dozens of properties in a day to screen out less desirables then schedule with a real agent to see the home in person! Would be an interesting change!

Having the hard conversations are what define you as a landlord. It is OK with having humility, but you did this as an investment, not a charity. I would explain to them how you have been more than understanding and accomodating about the rent affordability issues... (in the back of your mind the cleanliness is no excuse and they clearly do not respect your property. However) Explain to them you are planning on renovating to meet market demands and you will need to raise the rent substantially. Ask how long they would need to find new accomodations. (Anything over 45-60 days is overkill and they are just trying to bide their time. Haggle with them to a maximum 60 day timeline) as you need time to renovate and get it ready for spring/summer market when most peoples leases are up. If they cause an issue about it. File for eviction. (Reason filthy living conditions) Consult a magistrate prior to posting as it varies by state.

I started my career at 19 or 20 years old getting my real estate license. It was all very confusing and challenging because getting free information wasnt as easy as it is now. Absorb as much as you can, find the passion and you will be reaping the successes well before your 30th birthday. Congrats on taking the 1st step.

I would pull comps, see what sold for the most and fastest. Compare yourself to these but do something extra to make it stand out. Utilize pinterest for trending designs. Choose something modern and clean. No grey LVP flooring or walls. White and black always look good together. 

Focus a lot on the kitchen counters, hard surfaces. Custom vanities, large format tile showers. 24x48 marble look ceramic seems to be affordable and look incredible. 

Curb appeal is also very important. How the house photographs gets more eyes on it. Carpets only in bedrooms. Also dont go too overboard if its a LCOL area. Your ROI will be underwhelming. However, if you bought the ugly house in an "A" neighborhood. Do a nice job. It will pay off.

Mitchell, this is super interesting. I am glad I stumbled upon this, as I am an avid outdoorsman and own 2 rural properties totally 30 acres, mostly forested. My personal property is located in pennsylvania and my friends who are foresters have told me I have oak and hickory that are 250 years old which is unheard of in PA. 

if I were you. I would make strong connections with foresters and logging outfits. I would take them out to lunch, explain what you want to do and see what guidance they offer. It is important you pick a tract of land that 

A. Has a massive stand of desirable trees (hardwood would be a must) Oak, Maple, Walnut foresters wont even bother unless you have acres and acres of harvestable trees. 

B. You should look into walnut timber stands. I believe if managed correctly you can grow Black Walnut for veneer in about 20 years. It is a very long term investment but would sell for insane profits 

C. As far as hunting. You would need to make sure it is a desirable location. Maybe network with local hunting ranches see if you could find an investor to help manage the property, the wildlife, advertising and lodging. 

I would call the local conservation district and ask for references for foresters, and timber harvesters. Present this plan and go from there. Best of luck. This is a cool idea.
