Lake Naomi can be tricky. Since it spans a large area. Several HOAs and Municipalities. Its usually easiest to purchase an already operational STR there however its not necessary. I work with STR investors in that region every day!

Whatever you do, dont buy a samsung fridge. For the longest time they had issues with their compressors. GE Fridge all day, ice maker on the bottom freezer, internal water dispenser. Keep that combo and you will have less issues. 

as far as ranges, dishwashers etc. Electric ranges are all pretty similar. Im sure you would want to keep the same appliance package throughout.

For that I would vote GE. Simple, no extra bells. Less to break. 

If you are going for luxury. That is an entirely different conversation.

(NOT AN ATTORNEY) and this is not legal advice. However licensed PA Real Estate Agent (12 Years) perhaps I can provide a little insight? I would like to ask one important question. Have you asked the agent this question? What did they tell you?

In PA atleast, we utilize 2 (BAA) 

Exclusive, and Non-Exclusive

This document sounds like it can serve both purposes. Hard to tell without seeing it.

It seems to have an "OR" statement. 

exclusive OR non-exclusive

Select whichever you feel most comfortable with. If this agent has been the procuring cause of sale, you are about to submit an offer and you feel confident with this agents representation let that determine if you want the ability to "shop around." 

If you are a multistate investor or investing across the state, ask for a clause that allows the freedom to work with agents outside of the region, since it is not possible for this agent to represent you properly in a different state. Just be transparent with the agent, if they are experienced they will understand and appreciate the honesty. If you immediately get push back, that would be concerning. Do note, typically working non-exclusive puts you at the bottom of the list for urgency. Hope I provided some insight? At the very least it may boost the post up so we can get an attorney from that state to review! Worst case, pick up the phone, if it costs you $50-100 for legal advice, wouldnt it be worth it to save potential $1000's.

Congrats on taking the first steps. Those are the hardest. Hope the inspection turns up okay, and remember if there is any major material defects. Try to re-negotiate, and if they wont budge. Get estimates on repairs and integrate that data into your underwriting, if you know it may need a roof is 2 years. Hold additional % into your CapEx!
