I would like to point out how awesome that your first thought was, "how can we add value to people lives" That sort of thinking is what will get you far in investing. 

To answer your question I would highly recommend shopping around on the BP online bookstore and finding a couple of books that stand out to you. Buy 2 or 3. Start reading them everyday. You will accumulate a lot of knowledge quickly. I would shy away from a mentor as mentors specialize in specifics and you dont know your "specifics" yet. You need the exposure to see what piques your interest. I would start there. Hope this helps.

Hello BP Family! 

Been looking into building out an IDX lead generation website and I stumbled upon software called Mashvisor, it claims to integrate into your IDX website and calculate Cap Rates / Cash Outlay, Etc etc. Curious if anyone has utilizied this or anything similar and to what success?

Screening tenants is like interviewing someone for a job. Find the facts, ask the questions and analyze both. When I say "ask the questions" i mean literally ask the prospective tenant, you will be able to get a feel for them if they are witholding or being decietful, Then go with your gut feeling. Unless you are hurting bad for a tenant, I would say no right off the bat, it sucks going some time without a tenant, but it sucks even worse when you cant get them out of the house and then they destroy it. What program are you using to screen?

Welcome to BP, I am not in your neck of the woods, however I have used FB investor groups to grow my network. Usually they are city or region based in your state. I have had a lot of luck in doing this. Usually the heavy hitters of the area are moderators in the group or posting everyday. Hope this helps.

Price Labs has a pro "calculator." I am sure there are others. Essentially its not a calculator since it is speculative, however based on "comps." Hope this helps!

I don't own in Scranton a lot of properties, But I still think 2K is a bit overpriced Especially if you make your tenants pay utilities, But I might be wrong, just wanna make you aware so you make sure before you go into any deal.

John Basalyga is really pumping out some luxury apartments in the downtown area. And then you have lace village going up. Most I would say are 2k and up. However will that help influence SFH or Luxury MFs in lets say the hill section to appreciate to the levels of 2k a month? Not sure. I dont think we are too far off from seeing more rents in Greenridge/Hill Section near Nay Aug hit 2k. As there are some.

Thank you for asking Dan, I have been in the industry since I was 20 years old, so 12 Years! 

To answer your question about the market, well it's all over the place! I work in 2 very different areas, one being a metropolitan area consisting of 215K people, and a vacation region called the Pocono Mountains which is very seasonal, however it consists of some amazing STR opportunities. Homes are sitting around 40-60 days. Properties have appreciated to insane heights in the Poconos, the metropolitan area I cover has been a decent appreciation gain, but not like the vacation market!--- Look forward to it. --- You are welcome.
