Direct Mail When An Agent Is New (No Reputation or Past Clients)

I want to start a (Multi Family) direct mail campaign with letters and post cards.| I know the fundamentals of how to design a letter and postcard with a proper message.

However I dont feel a newsletter, market Updates or similar materials are useful for multi family owners.

Most top agents simply show off what they sold in recent past and what they can do for you now, having sold a zillion $$$ of Units , testimonials etc.. I can't do that as a new agent. What to do, since I know everything needs to be spot on for a long term campaign to work.

Ultimately I want these owners to list with me. But in Los Angeles theres strong competition and if Im going to do this I need to be perfect spot on.

I have tons of "other" agents letters and post cards , so I know very well what my competition is doing,

@Daniel Johnson Shift your thinking - you are a master at marketing. After all, that's how you got your postcard in from of a potential seller. All of that stuff about market updates and "just-solds" with glitzy photos is for sfh, you are targeting multifamily.

You know how to get their building in front of every qualified buyer in the market and not simply a limited list of the agent's previous buyers who couldn't find anything else because they want to steal a deal and not pay top dollar. You know how to target the market's active buyers. You know how to structure the numbers that matter to investors so the seller's property shines. You know how to negotiate to maximize their net.  THAT is your value which your marketing should focus on, and is something these multifamily owners understand and appreciate as investors themselves. Its not what you've sold, its not who you personally know, its the great lengths you'll go to sell this 1 specific property for the 1 specific client who contacts you.
