@Douglas Larson Your advice couldn't be more spot on!  Well written...perfect advice.  @Reed A. if you want to PM me your details I own RE/MAX Equity in Provo, UT and have an office full of knowledgeable, full-time, professional finders and negotiators.  Some will have time to take on a new investor.  Those that don't will let you know right up front, but knowing your criteria I can line you up with agents that have the pulse of the market in the palm of their hand.  They also bird-dog "off market" types of deals and value-add transactions that are dogs with hidden value in subdivision opportunities or re-zone situations.

Here is a link to the Utah Central Association of REALTORS access for background checks.  https://ucaor.mysmartmove.com/  However, I have many of my own rentals and have never ran a background check.  Call me crazy, but when stuff hits the fan the thing that will help you most is references, previous landlords notes, job information and discussion, and how they maintain the cleanliness of their vehicle...a credit score is last in my book for a solid tenant and I've had one late payment in 5 years with 14 rental doors.  All the best!

Sounds like you have a lending dillemna, but if you have the right situation of equity and potential you may look at a non-traditional lending set up with a hard-money lender for a bridge of one year.  You'll be giving away equity, but in reality you have no equity without capacity to buy anyway so if the numbers till shake down to work start working with your local Investors Association for a lender that will partner with you till you have the financing in place.  Good luck!

What are your current relationships of others that may be willing to help you with capital for you to manage the properties and get into a partnership?  ie-someone who has 25% capital, but wants a very passive investment.  Hand over all cash flows to them, but you manage and take the upside of equity or something like that.  So many ways to skin a cat and create win-win with someone else in the game.
