@Adam Anderson I would recommend you pay the searching fee with a company you trust which around our market costs about $250.  You'll have the peace of mind knowing a 2nd set of eyes has searched for any issues much like you'd pay an inspector for peace of mind of the history of the building even though they don't actually fix any of those problems.  Then you can also ask to pay for the ALTA Homeowners policy to get extra coverage as well above what the seller will pay for.  Talk with the Insurance company you trust for the best advice in your local market. Would love to share with you areas we are developing 7% plus new build multi units.

I have several clients wanting to self-direct and leverage their IRA into multi-family property. I've heard the NASB (North American Savings Bank) will do this for 40% down payment and others with arms at 20% down, but need several options and also someone that has done this so I don't misrepresent or misguide investors we're working with. Any help is GREATLY appreciated. For those with specific experience in doing this for themself or a client I'm most interested in testimonial experience. Thanks!

We are in the process of renovating the historic (built in 1900) Taylor Brothers furniture building for housing RE/MAX Equity, FIG (Fourplex Investment Group), First Colony Mortgage, and Provo Land & Title along with a restaurant/club downstairs.  Our building called "The Madison" will be ready in March and we'd love to start hosting a group of local professionals of any and all investment interests  for club meetings.  We'll have a soda fountain, mechanical bull (yep, I'm serious), karaoke room, pool table, 500 sq ft skylight (if permit passes) and a hip and cool atmosphere opened up to my local real estate investor friends.  Come one...come all.

I think you should go with the person with the long-standing relationship if they are solidly committed to understanding the scope of your needs.  If it's outside of their capacity and understanding for sure get someone who is an expert in that area.  All the best in your investments.  On a side note there are many residential agents that could professionally smoke the quality of a commercial agent and vice versa....hire the individual that advocates and understands, not the title.
