Mike-That does factor in the HOA. See our proformas on the link here American Fork Triplex Proforma which goes through the numbers on page three and the returns at termination on page four at the bottom.  Assumptions inputted are all on page three as well.  They are in an HOA for the common good of a rental property to maintain exterior integrity and protect against a slum lord driving down values through lack of maintenance of the rules of a community or the repairs and landscaping needed to attract great tenants.  If you're on our site and view the drone footage of our completed projects you'll see the amount of care put into having a great setting to bring in A class renters which are more stable, and provide great returns.   Thanks for all of your comments!

Josh Compton FYI these props are selling and performing at a stabilized 7-9% cap rate. Our market will buy or absorb a 5.5-6% cap rate. We are showing comp sales reselling with $100k plus equity kickers due to that. We don't sell the equity in our model because absorbed cap rates can change as can appetites but that doesn't change the performing numbers either if you simply hold on. I'm doing a 1031 on one I own that I will net out about $115k in equity and will use that for a 12plex in the same project Sophie is buying in.

Justin R. Thanks for your feedback. Sounds like you've been pretty active at investing. I'm happy to go through numbers anytime and the Utah market and how taxes and insurance expenses differ, etc. Thanks for all of your posts and comments all.

@Nik Krohn great to see you being so active on BP.  What are more of your criteria options you're looking to accomplish?  Fix and flip? Buy and Hold? Strategic phasing strategy with new construction? 

Using personal capital? Traditional financing? Hard money?  

Knowing your strategy we can best line you up with a top agent in my office if you'd like. Many of my agents are investors themselves as well so they know the lingo, the strategy, etc.

Good luck!  Sounds like you made a great investment choice in high demand.  One more note....try to establish the full exit strategy before hand.

Good luck Dan!  I recommend establishing the area you want to be in based on solid key indicators, then finding the best real estate broker, real estate investors association, and lender to partner with for your next venture.

@Alison Kovac and @Shaun Hunt you two are awesome.  I love your practical approach to getting it done.  Good luck in the Cedar Market. Sounds like you're doing awesome things.  If they don't already have one, you should start a local Real Estate Investors Association to start opening up new opportunities and networking for your local market.  Take care!
