Bryce-let's talk. I sent you a personal email and I have some direct solutions I'd love to discuss with you.  Main thing is you don't want to rush into a decision and end up paying taxes out the ears. Create a solid strategy to keep these units and re-build the business of these 12 doors that you already have invested in. You aren't "cutting losses" if you throw your hands up.  However, if you can re-capitalize into better assets for your life situation...I know a guy that has some solid inventory coming on the market soon (950 new doors by end of year in 3 states). :)

I just wanted to thank everyone on this thread for the integrity of the conversation and willingness to share. FIG has grown pretty viral because of our great clients. We've made plenty of mistakes along the way given the nature of development and mixing that with hundreds of hands that become a part of the process with construction but reality is....at some point every piece of real estate was a construction project at one point.  Our clients pick up the upside of getting in up front, the integrity of a solid warranty and company that stands behind our product, and management that is passionate about making our clients success a reality for years to come.  So thank you again for your contributions and business.  We'll continue to post updates to our projects direct to our clients and new developments on our website for great returns....

To all.  The best testimonial is a previous client which we have many.  If really interested to vet the reality of the Proforma I would be happy to give many names that can speak to the integrity of our numbers and how they have played out in reality.  Yes, they are projections as they are new, but the amount of due diligence and research that goes into those is so we can produce positive results for our clients.  Our typical client is a very savvy professional and not a get rich quick mentality with little down so they expect backing and Wen have provided it.  Happy to discuss anytime.

I would recommend getting hyper specific about this question.  Advice given from out of state or even area you are in is not going to be nearly as pertinent as you doing your own due-diligence. I'm a Broker/Owner of a RE/MAX office in Provo, UT.  However, that being said, nearly every company has great things to offer.  At the end of the day, you need an incredible culture.  How I define a solid company culture is the following.

  • Ethics are not optional, but guaranteed...a brokerage that simply does the right thing
  • A culture of abundance where there is more than enough to go around.  If there is a me centered individual they can be a cancer. Especially if they are the broker.
  • Proven success of agents around the office that shows they have the support and surroundings that breed success
  • Client satisfaction for those who Consume the services of the agents in the office.
  • Innovation, ideas, entrepreneurial spirit.
  • The heart of a saint, and the tenacity of a lion.

You also have to possess what you want out of others.  If you aren't a subscriber to the above you'll not find satisfaction in being a part of a culture that is.  I wish you the very best!

I personally hold over 40 doors and have an estate set up through Kyle Barrick at UtahEstatePlanning dot com. He set up a series LLC (veils of liability between assets but simpler process overall and or business and real estate entities flow into a Trust with directions as to how that plays out. He was available, affordable and professional. All the best!
