Three ways - All are bringing something to the table that I would consider equal.  The only other factor would be if one person would be the Project Manager and would be managing the project, bringing in the GC and making sure it stays on schedule.  If so, then that person should get 15% more

Essentially you have given them sufficient notice that you will be increasing the rent $100 at the end of the current lease.  Double check with your lease to see what it states about renewal, but it sounds like you have given them notice and if they don't move out, you have the right to collect the extra $100.  If they short you the $100, I would post a 3 Day Demand to Pay or Quit on the door for the $100.

You can also enforce the holdover clause because it is in the lease.  Again, post a 3 Day Letter if you choose to go that route.

You should always protect yourself with an LLC. It will depend on your lender, but why can't you put it in your LLC AND personal name while going through the process and obtaining a loan and then Quit Claim your personal name off the deed (not the note)?

That is a HUGE house lol.  Question, if you are wholesaling the property, then what kind of funds do you need for a paper flip?  Earnest Money?  

Also, make sure this is a MARKETABLE property.  Have you checked the comps on how many days on the market it takes to sell?

If it doesn't need improvements, why don't they list it on the MLS?

Yes, you should look into it.  More than likely it will need to be run through a probate attorney, and it be going through that process as well, and after that, it should have a marketable title.  Reach out to the sellers :)

Technically no, but ethically I would resolve.  I would say there would be some cases where you could be held liable if it was a latent defect or clear misrepresentation but the buyer has the right to an inspection and once you close, there is not much they can do.  Of course anyone can sue anyone so I would attempt to mediate the situation.  I've had a contractor go back before and remedy a situation.

I live in San Antonio but have done this before. You just need to get in touch with a lender that will lend an FHA loan on a 4 plex. Some DO count the income from the other units in order to assist you to qualify. You will need an agent to find the property for you and many of the good agents can also refer you to a lender that will lend an FHA - most do.
