Can you clarify? Are you looking to rent or purchase? Are you referring to anything that is not on the MLS or is?

I will always say that San Antonio is an excellent market for Cashflow. I live here and work with a lot of investors and most of the times you can get cap rates between 12 and 18% . This is not only with single family homes but with duplex and multi-family as well .  I am a realtor here so let me know if you need any assistance here

@charlesmoore I live here in San Antonio and find that most people are in markets like Austin Dallas and Houston, which suits me just fine because I don't have any issues finding properties with an 18 to 20% cap rate .  As far as the franchise tax is concerned you would have to be grossing over a million dollars in sales before you have to pay taxes on that. I deal with a lot of off-market properties as well as being a realtor here so if you have  any questions or  want me to send properties to you I can. I have a duplex right now  that you can get for a 100k  it needs 70k in rehab but the rents would be $2,200 a month

I am a realtor here in San Antonio  and I will agree with you . Most Realtors don't understand  the game  of finding properties.  Most of my properties that I get are off Market  either through myself  or other wholesaler .  It's all about networking and getting on buyers list .  I'd be more than happy to add you if you want  to my list
