Tell them you are a wholesaler and ask them if they are a cash buyer.  If they say yes, tell them you will add them to your buyers list, voila!  A potential client :)

I keep a buyers list in my gmail, so I can send a blast when I get a property under contract

Yes - self directed IRA. Contact an IRA in which they mostly deal with these, otherwise you will get vague answers and long delays.

Thanks! @Linda Hastings.  @Dawn Brooks, I live in Cibolo so I am super familiar with that area.  I am also an investor and a REALTOR.  Let me know if know if you want to meet up and go over various strategies and/or want me to run comps for you.  I would be more than happy to assist.,  Having gone through a recent divorce and getting to list my own house, I understand the situation about wanting to get out of the house as soon as possible, with the minimal effort :/

You have to submit offers based on what your numbers tell you what you can offer, so if you include back up, that may help.  On the other side, your rehab budget seems VERY high, so you may have some wiggle room there.  I have attached contractor bids with offers to justify the pricing.

They were horrible!  Took forever.  Had a different answer every time.  Couldn't fund a deal because the people who did the 'comps' were using comps from over a mile away and homes with a 30 year built.  I told them I am a REALTOR and had to do my own comps and at the end of the day, they still wouldn't fund a deal with a $40k profit.  Waste of time and very unprofessional.

Why not do a Hard Money Lender?

I would not release the husband.  Simply state that you cannot alter the lease until the renewal period and he is responsible as much as she is.  At that time, you would requalify the situation.  If she doesn't make the payment, post a 3 day and begin the eviction process under both names.  They are equally responsible for the lease.
