Try contacting the broker to see whats going on, It might be  great opportunity to get a great deal now. 

Spoke to someone today that had a similar story, and he went to the bank and got a great deal. 

Do not give up off the mls on an REO means nothing.

I think each county is different, You should know that it can be more complicated buying from a sheriff sale since the property might still be occupied and it can take time to evict the tenants.

What were you expecting that is Newark, be happy they are talking to you and trying to give you excuses.

what are your options to kick them out and get worse tenants? 

If at the end of the day they pay be happy and move on that is what you get in these places no reason to complain.

This is exactly what I was asking the other day and was ripped for it, Can I buy a good deal and put it on the market the next day and will have a bidding war on it?  

That is what the market seems to be doing now.
