Scott you gave some great ideas some I never thought about. I myself use four tactics mainly, two were mentioned already and that was boarding up the back windows & doors and using a lot of lighting. I do not put curtains or blinds up to the front windows for the simple fact that if someone is inside they can be seen. I also get neighbors involved by offering to buy them lunch once a week if they keep a eye on the house. Even people who live in middle to low income areas care about their neighborhoods.

Yes it is a sad day! Micheal was an awesome talent that entertained people worldwide no matter your income level, race or gender. But I think we all can learn a lesson from this and that is : There is only one success- to be able to spend your life in your own way.( i read that somewhere) In our day-to-day dealing we need to remember whats really important. I think Rich Weese said it best "I didnt need to be the richest man in the graveyard"....!

Ryan, I agree with you on several points. Especially when you said the barriers have there place . It wasnt to long ago when "everyone" clamed to be real estate investors and due to the easy financing and the exploding home values many people made really good money. But now that things are not so easy and you actually have to "think" & "work" to make a deal happen there arent so many investors. It is important for us all to remember that there is still "more than one way to skin a cat".

I agree with you Mike it is important to be able to wear many hats at the same time I am learning that you must be able to leverage your time in order to grow. I am good at finding deals, managing projects and paying attention to the bottom line. But I lack experiance in networking and marketing effectively which I have found out the hard way are possibly the most important aspects of a business.

Hey Paul,
You are really on top of your game and have done your homework. Im not sure what you mean by "liability implications". When I said "you" would buy the materials this was to prevent the contractor from merging both labor and materials together. Basically if you got several estimates and asked each contractor to break it down into both materials and labor. The material cost for all estimates should be about the same it would be the labor cost that would change therefore making it easier to see what you are really paying for. At any cost it looks like you are doing great.

I wont comment on the closing cost issue but I do have somethiing to say about the rehab cost. I am not a licensed contractor but I have extensive experiance with rehabs.Through my experiance I have found that most investors overpay for rehab. You mentioned that you could paint yourself and save $3-4k. There is no way you should think that interior painting should cost this much whoever told you this ask them to explain why.Concerning other aspects of your rehab a good idea would be to look on sites such as craigslist, kudzu and others to look for qualified contractors you will find that most of these guys are just as good or better than the big boys but dont have the funds to advertise in the yellow pages. Also ask family, friends and colleagues to refer someone they have used.You might also consider getting a home inspector to look at the property with the lack of business you could find one to do an inspection at a reduced price.The purpose of this is to have a clear picture of what needs to be taken care of and not just what your general contractor says. Another good suggestion would be to tell all contractors that you will be paying for all supplies and you just need a labor estimate. The reason for this is that many contractors try to hide elevated labor cost in their estimates along with supplies. This technique forces the contractor to justify why their labor prices are what they are. True, you can not tell certain skilled pros what they should charge but you can tell them you are not willing to pay their price. I hope these small suggestions help you save some money on your rehab.
