Ever since I have joined the site I have read several discussions and saw many deals being offered from the Texas area.It made me wonder what is going on in the Texas market to make it such a hot spot?

Hi Hyung,
I truly understand how you feel. I also know that you are in the right place when it comes to learning the techniques of real estate investing. There are many discussions on the topic of what bird-dogging is and the correct way in how to do it. Also I have seen many, many comments on the Texas market so I think you are in a good place to bird-dog and finally reach out and try to network with other investors most will be willing to help you. The majority of the people here are not trying to take advantage of anyone so I dont think you will have to give up ALL the money on your first investment deal. Good luck !!!

Great point MikeOH! Contrary to popular belief all low income renters wont kick in walls and trash the place.

Vince I felt the same way in the beginning. Why would someone who is successful be so willing to share their ideas and techniques with a stranger? I myself had experienced the "game is to be sold" attitude from many investors but I quickly learned the reason they were so protective of their secrets or techniques is because as MikeOH says "...there are no secrets" this is a simple business".... They were making so much money so easily that they had to make it appear as if they were actually smarter than the next guy. I can say from my personal experiences that about five years ago there were a million "real estate investors" in the Atlanta area I mean these guys were making big money had TV commercials, fast cars and faster women they were like celebrities and they would take advantage of anyone who wanted to learn the game. Now I don't see or hear from this guys because they really never knew the basics of real estate investing so when things went belly up in the market they had no idea what to do so they moved on to the next "hustle". Also Vince in other businesses they are competing for a small group of clients thats why everything is kept "hush,hush" on the other hand in real estate there is an abundance of deals and money to be made and a million different ways to do it. Rich made two good points: 1) you can learn most "secrets" for free here on the forum and 2) Most people are just talkers and will never make any moves.
A wise man once told me "you cant make all the money believe me I tried".

P.S-According to RealtyTrac there were 56,391 foreclosure filings in Georgia for the first six months of the year!!!! WOW the deals may never dry up!

Good points everyone, Its something I never really thought about until now and Im sure a million others are not thinking about either. Here we go again creating problems for the masses and opportunities for a few.

I have to agree with everyone here this is an awesome community and there are many reasons why I love it but the most important reason is that it is monitored well and the moderators will allow no BS!!!!!

Mike I live and invest in the Atlanta area and currently there are plenty of houses for sale in this price range. I did a QUICK search and found about 120 homes under $20,000 in the Atlanta metropolitan area. And the median rent for a 3 bed is well above $600 a month. If you are interested in investing in the Atlanta area I will be happy to partner on some deals. I have lived in the Atlanta area most of my life and know the areas pretty well.
