I have gained tons of valuable knowledge and made many changes to my business model from reading and participating on the forum but I would have to say the most significant change would be the one to really become a student of long-term investment techniques instead of going after the "quick buck".

Thanks Marc for responding to my post. As you know it is tough trying to sell houses in this market so Im trying to become a "real" investor and broaden my exit strategies and note selling is one. Ive already looked at your website and will check out your blog. I also sent you a colleague request so that I maybe could pm you for more pointers along the way. Thanks again.

I would like to possibly work with a note broker on creating a note to sell. I think I have the basics down when it comes to what makes a note attractive to a buyer but I would like to get some specific direction as to what is the best way to create a note.
The house is a solid brick house about 1100 sq ft. 3 bed 1 bath solid neighborhood.( PICTURES IN MY PROFILE) I would like to create the note at about $100,000 maybe a little less with about a 10% rate and maybe 5% down. I have a lady that wants to buy the house through owner financing who is permanently disabled and receives disability also her husband has long term, stable employment but we were not interested in owner financing but we are interested in creating and selling the note. Any note brokers who are willing to walk us through the process and give us pointers? Thanks

I recently learned about the technique of buying residential homes having them rezoned and licensed as a business, i.e daycare and then selling them to potential business owners. Can anyone give me a little more info on this and is this really considered commercial property and also what about the appraised value?

I also would like to know if a note buyer be interested in something like this?
SFH residential appraised at $75,000
same SFH rezoned and licensed as daycare and note created at $200,000 with all the trimmings.
I am currently trying to educate myself on the note business so any and all information will be greatly appreciated.

You guys are right the Obama Administration really "screwed things up" after being in office for less than a year. The genius acts of George W. Bush is a hard act to follow.
