Hi Jason----I have a lot of investors that buy properties from me, rehab them themselves, then post on Roofstock.  Please private message me when you have time and I can give you the good/bad/ ugly.  Happy to provide analysis.

Our clients do a BRRRR deal once a month or more. It is hard to get a good team in place but it can definitely be done. You must have a trustworthy property manager or contractor to oversee the rehabs, plus true/honest ARV comps. You should know what the rehab cost will be BEFORE offer acceptance and you should know what the ARV is...plus what it will rent for.

We are not a turnkey company or a management company.  We are based in Memphis.  I am happy to provide honest (third party) feedback on some of the turnkey companies.  Most of them do a great job...some only invest in Class A & B zip codes, some invest in Class A-C, some invest only in C-D zip codes, and some aren't really turnkey companies.

We don't provide turnkey options and don't have anything to sell you.

Private message me if I can be of service.  I sold 380 houses last year (just me) many of them to the turnkey guys.  I can tell you where they buy, what they sell them for, what they rent for, and what areas they avoid.

We BRRRR properties all the time in Memphis. We provide before video (what they looked like at the time of acquisition), repair scope, rental quotes, ARV (After repaired) we provide the construction crews that did the work, the scope of work, who the lender and appraiser were that did the appraisal/lending, and the final appraised value.

Honestly we have so many people that have done it, it is never ending.  Once they complete it successfully...they want to do it again and again and again.

There is a lot of information here and it is pretty confusing (AND I LIVE IN MEMPHIS AND WORK HERE).  If I can assist....let me know.  I think people on this thread are really trying to help.  I don't discuss the stock market, funds, or other markets....if you want to talk about MEMPHIS we can do that.

They are a great company.  We sell a lot of homes to them and then they rehab them and sell to other investors.  A lot of our clients actually find us and are on the waiting list and then decide to just buy it unrepaired and then fix them and refinance them.  They have a good management.  Good Luck!
