We have an entire database of properties that have been bought, rehabbed, rented out or flipped.  We are happy to share that information with you and discuss the market.  We don't manage or rehab properties but we can give dedicated property management companies and contractor recommendations. All of this is free and these are third party companies...we don't get a commission or kickback.  Let us know if we can help.

We can send you an email showing you the average sales prices and have it sorted by zip code.  We also have a toolbar showing that zip code is what area (for instance 38128 zip code is usually referred to as Raleigh, 38127 is usually referred to as Frayser) etc.

Are these the condos at 32 N. Belvedere? Be careful...they are good rentals but you need to make sure the HOA will do a good job and not spend money needlessly. Also you have to look and see if they have done any recent assessments...those could be $2000 or so (per unit). Need to see what the HOA covers and what they don't cover. I don't think you can do AirBnbs there (rentals have to be a minimum of at least a week).

I could easily be wrong about the location and I'm not trying to talk down to you...just trying to assist.

Good Luck!

Hi

Please message me privately.  I have heard of them but need to know their personal names and then I can provide some thoughts.

I am happy to provide feedback or commentary.  We have had several investors buy homes from us and then list and sell them on roofstock.  We can even talk about individual homes on there if you'd like.

There is no home owners exemption in TN.  Mississippi has it (but it applies to owner occupants).  MS property taxes are lower, but they have an income tax.  TN does not have an income tax.  Our taxes for low end properties are usually $1000 or less.  For properties over $130K I'd say they are $1500 a year.

Hi

I don't care what you do....and I think you are trying to be honest and upfront.  However there are many Disciplinary updates on the Tennessee Real Estate Commission website where people have been fined for "engaging in real estate activities" and aren't agents.  I know several wholesalers who are on there.

Hi

This depends on where the property is located in TN.  West TN has some actually started evictions and may be the only place in the country (yes you read that correct) that is evicting.

It sounds like you are in Clarksville?  I'd recommend you talk to a property management company and see if they can help.  Perhaps they could give you their attorney information and you could deal directly with the attorney.
