Hey @Artiom Bic,

Sec 8 is a great way to build your portfolio. It's a way to get consistent and often top of market rent for your properties. The biggest advice I would give on this is just be patient and be very communicative with your PM. The local housing authority is good but not fast. If you're taking over a property with a Sec 8 tenant already in place, you'll usually have to wait a full month before starting to be paid, etc. Also getting those top of market rents usually requires a relatively recently renovated property with a new tenant in place and having a PM who will make sure to put in the allowable requests for rent increases in a timely manner. I hope you're well.
Memphis is a high investment city. For the same reasons you're attracted to this market so are others --- and it's been this way a long time. There are a lot of great agents and lenders who specialize in helping out of state investors for this exact reason. A lot of us have even built full teams around just this. Do some homework, give it a google and see if you can find an agent and lender who look like they service the exact needs you have.

Hey Jagan,

I hope you're well.
38127 / Frayser is an ok area to invest. You can still get affordable and cash flowing homes there. We do see a lot of investment activity in this zip code from large groups as well as individuals. Memphis in general does have some multifamily stock, though perhaps not as much as some other older cities. As a general rule (though their are exceptions) we typically see smaller multifamily (quads and smaller) either in C areas or A areas without much in-between. Larger apartment buildings tend to be more varied.

Brownsville and Stanton are getting a lot of attention due to the Ford Mega site being built there. It's a HUGE deal. If you're not familiar with it I would definitely recommend looking into it.

We recommend Orion Federal Credit Union (this is not a hard money lender).  This is a credit Union and they do a lot of loans.

Typically the properties on Roofstock are very expensive and are purchased at high prices and therefore sold at high prices.  Noticed I said TYPICALLY.  If someone wants to DM or email me a specific address, I am happy to provide comps either way (may support the price or it may not).  This is just for the Memphis area alone.

Good Luck!  There are some bad apples in Memphis, but some really good team members too.
