Looking for feedback on Frayser

All,

Had an agent bring me a multifamily property in Frayser to look at.  Not being local, I'm looking for outside opinions on the area--typical tenant base, trending up or down, etc.

Any insight is appreciated.

Hello @Pete M.

I am an out of state investor own 10 single family houses in Memphis.  Some are in Frayser.  It is very block by block and you have to be careful.  My properties have done very well.  Tenants pay on time and rents have trended upward.  Most of my properties have been solid rentals for 3+ years.  Also, when I have a tenant move out I have seen a steady uptick in what I am getting for rents.  Sometimes $150-$250 more per month.
