Hey Michael,
Currently in the Memphis market we're seeing pretty high demand and pretty low inventory. It's definitely competitive. But if you're committed and have a good team in place we're seeing a lot of excellent buy and hold opportunities, as well as a fair amount of value add, cash-out-refi and fix and flip options. It sort of just depends on what you want to and how hard you want to work.

@Shaya Ray,

I'm pretty experienced with BRRR's in the Memphis market. To be frank, right now it's ultra competitive. Low inventory, high demand. For 50k you'll be able to find some good buy and hold options, for sure. But any good BRRR candidates in that price range are either going to get bid up or are going to be bought up quickly by one of the local turnkey companies. It's definitely doable, but you'll need to be patient, you'll need to either be watching the market everyday (multiple times a day really) or have a team in place to do so for you. Not to discourage you, it is definitely a worthwhile goal, just one that requires some dedication and preparation. Hope this helps!

Hey all

A lot of my clients speak really highly of Advantage Property Management. I don't own any rental properties myself and I don't us them. But they always get glowing review. Capital Realty, Home River Group and Reedy and Company are really good too. Just make sure to get some seasoned folks with the same values as you. Renting in Memphis is an industry as ingrained as politics. There are tons of great mgmt teams as well as a good number of ones to avoid....

We lost a lot of money in Memphis.  Selling about 340 houses a year (just me) my 3 person team another 40 houses.

My wife sold 4 that were $150K or more which was nice....I sold maybe 2...probably sold 10 homes under $100K in April.

May looks good.
