 Yes Shera I am working on a spreadsheet model as we speak as well as a template for powerpoint presentations that will hopefully make deals seem even more attractive!

Is this the type of property that would justify utilizing an FHA loan? I'm looking for my first property to get my foot in the door and from what I can tell (with my very limited knowledge) this seems like it could be a good fit. I'm worried that I'm neglecting to include some important expense and that is why it looks so good in this analysis. Any feedback would be greatly appreciated!

Over the last year I have caught the real estate bug and I cannot get enough of it. I am constantly reading books, watching webinars, listening to podcasts, trying to soak up as much information as possible. I am looking for a mentor in the Minneapolis area that would be willing to let me intern for free. I have 6 years of construction experience and for the last 3 years I have been an executive assistant and project manager for a tech startup company in Boston. However, I am leaving Boston and moving to Chanhassen, MN on December 10-15. I have a few job leads and some second interviews scheduled but have yet to secure a job. I want to be involved in real estate in any capacity and I'm willing to do whatever it takes. I have a great work ethic combined with a hunger for knowledge and experience so that eventually I can begin building my own real estate portfolio down the road. If anyone is willing to help in any way I would be so grateful and any help would be greatly appreciated! Thanks in advance!

New to this stuff. Can someone explain to me what this means in layman's terms? I understand there is both homestead market value exclusions and market value credits. What does this mean to someone like me looking at the property? Any help would be greatly appreciated! Thanks in advance.

I’m wondering if anyone has a use for PowerPoint slide decks? I love using PowerPoint and I would love to help possibly a wholesaler make beautiful presentations to investors that help sell properties. I’m also highly proficient in Excel so I could incorporate spreadsheets as well when needed. Feel free to message me for examples of work or to discuss ideas!

This was very helpful Art! Thank you so much! You reminded me of another question I’ve been meaning to ask...what constitutes a neighborhood being either A, B, C, D. And what resources do you use to find this type of data other than the US census? Or can most of that data be found there?
