@Tim Swierczek yes, that is a very good point. I am still trying to decide what CRM I want to use as there are so many out there. I should probably get this figured out now while I'm still early on in this so that the systems are in place and I can be prepared for the growth stage of my business. Thanks for your input!

I am a fairly new investor in Minnesota and have recently started using Facebook ads to generate leads. I'm targeting motivated sellers and I've generated a decent amount of leads in a fairly competitive market. Now I'm wondering how to optimize this system and become as efficient as possible. Has anyone had success (I understand how subjective that question is) closing 2-4 deals using Facebook ads? If so, what systems are you using to be efficient? 

What kind of ad copy are people using and seeing success with?

I'm looking to meet contractors in the Minneapolis area who do work as far out as Elko New Market. I'm looking for systems and education on estimating repair costs so that I can put together accurate budgets, timelines, costs, etc.

I hear lots of people mention Podio for their real estate businesses. I signed up for the free plan to get a look at it and see what all the hype was about and I was immediately overwhelmed. Does anyone have any experience setting up a Podio for a wholesaling and/or real estate investment company? Specifically, I am looking for a way to track and manage leads and a system for following up with these leads in a timely and efficient manner without them falling through the cracks. Please HELP!

I'm an executive assistant with a real estate brokerage and I've been tasked with creating systems and processes for the business. I'm looking to network with people who have experience with this in the real estate industry. What are some of the most time consuming tasks that you have been able to systematize and turn into a efficient, less time-consuming process? Also, does anyone have any book recommendations on that subject?

I'm in the middle or launching a wholesaling business. I just created a carrot investor site and am in the process of creating my social media presence. I'm looking for help integrating systems and processes for lead generation. Does anyone have any experience starting from the ground up and what works and what doesn't. I'm in the Minneapolis/St. Paul market in Minnesota. If anyone has any experience with this and would be open to having a conversation I would love to talk!

I want to start marketing to motivated sellers. Currently, I'm cold calling, sending texts, and ringless voicemail. The next thing I want to do is build a social media page (instagram/facebook) and I also want to build a landing page that also captures motivated seller leads. My issue is that I don't have a large marketing budget. For my website I am looking at Carrot Investor websites which will cost me about $99 a month. My question to the biggerpockets community is which should I focus on first and which should I put more effort into? What kind of things can I do on social media to start with 0 followers and build it up in the market I'm targeting (Minneapolis/St. Paul). Thanks in advance!
