I am a newly licensed real estate agent looking to grow my database. I'm new to my market as of about 8 months ago so I don't have a large network. But, I'm hungry and I'm motivated. I've been brainstorming the best, most efficient and cost effective way to build and manage my database. All of the books I read talk about a 33-touch or a 12-touch system that keeps my database engaged and gets me that mind-share I'm looking for. My question is: What do other people do and what kind of systems have you found success with. I'm not looking for anything super fancy and I'm definitely trying to keep the cost as low as possible but I also would like to automate as much of this as possible. I have no problem putting in the time and effort early to build out a system but I guess I don't really know where I should start. How do I segment my database and determine who gets sent what, etc. 

Any feedback/experience that people could share with me would be greatly appreciated!

Thanks for the encouragement! I love the Traction and Rocket Fuel books! They have really opened my eyes to the possibilities of creating a business that is as efficient as possible.

I think that you’re right...I am going to start writing down exactly what it is I’m looking for someone to do so that I can put it out there and meet the right people. And thank you for the idea of keyword alerts! I forgot I could do that and I absolutely will take advantage of that feature!

The other thing I would love to get the chance to do is visit and shadow a company that is already doing what I want to do and to see their systems and processes at work so I can better articulate my vision and have something to strive for. at this point EOS is a theory that I know people use but I think it would be so valuable to see it at work within a business. I love this stuff and I couldn't be any happier with this journey into REI. It feels so good to have finally found something I can be this passionate about. At least as far as careers go.

Yeah I’m not looking for anyone to co-sign anything I say just want honest feedback from people with more experience than me. I see you’re from my neck of the woods. I lived in Brookline for 3 years until about 6 months ago. I also grew up on Nantucket Island

I’d love to hear people’s stories about crazy things that happened during an inspection/due diligence period! Maybe something happened on the last day at the 11th hour?

David, I have successfully put a couple wholesale deals together but you could still be right in that I may be moving too fast. Unfortunately that’s how my brain works sometimes and I guess what I’m looking to do is be prepared to scale ASAP. I enjoy every minute of what I’m doing but the problem is I just don’t have enough time in the day as I still work a 9-5 at a real estate brokerage.

I am a wholesaler out of Minneapolis/St. Paul. I am working to add creative finance tools into my tool belt. I've read lots of books and I'm constantly educating myself but I'm ready to put everything into action. Right now I am reading Rocket Fuel and what I've realized is that I need an integrator. I'm wondering how people have found an integrator for their business and where to look for someone who has the same passion and commitment as I do. I think it would be exciting to work with someone that is willing to build something from the ground up. I have formed the LLC, I have a website, I have active FB ads producing leads, and I have a CRM that currently does the trick. Now I need systems and processes and would love feedback on how to take the next step in consistently getting deals. I'd like to develop email follow-up campaigns and I'd like to automate as much as possible so that my time is free to take care of the money-making activities. I want someone who is detail oriented and loves making sure the little things are set up correctly.

I'm partly writing this to speak it into existence and put it out into the universe but any feedback and help would be greatly appreciated!!

I have a lot of questions about structuring lease options. I am an investor in Minneapolis, MN and would like to add the lease option to my tool belt. If you have experience with these could you reach out to me please and send me a DM?

@Alyssa Strom and @Anthony Dadlani, my main exit strategy right now is wholesaling as it is the lowest barrier of entry into investing for someone like me who doesn't have a ton of capital. My next strategies are creative finance deals like "subject to" and/or other forms of seller finance. Once I have some capital built up I would like to build a rental portfolio as well as do some flipping. I will be mostly assigning contracts and some double close depending on the situation. Alyssa, by chance do you know if you can zap Facebook leads to Hubspot? I do like Hubspot for its email functionality (as well as the Free part).
