Word of mouth has got me quite a lot of leads, and 3 deals.  I've lived in Biddeford for almost 10 years which helps with the referrals.  Other than that, direct mail.

I've been buying everything off market so I'm getting great cashflow. I look at the properties on the MLS occasionally and scratch my head most times.

I've considered L/A many times but have decided I'm not interested in that area.  I stay in the Biddeford area and like it a lot.

These tenants have been there 2.5 years with no increase, I told them in February that April 1st rents were going up.  Even after the increase they'll be slightly below market.

I had rent increases due to start April 1st and I told my tenants the increases were delayed for a few months until this all blows over. These tenants are all working however, the increase just didn't sit right with me.

Probably best to just find a real estate lawyer in the area!

Have a contractor give an estimate when you're new, once you've got experience you'll be better suited to estimate yourself.

Absolutely!  I'm closing on a place shortly which has a 70ft long and 8ft tall retaining wall that's about to collapse. I'll try to get a pic tomorrow!

I agree with Rob, use private or hard money. Easiest route, next single family flip I get under contract I'm actually going to keep and will use hard money
