I'm putting heat pumps in every time I buy a property or turn a unit over.  The systems I'm putting in the duplex I'm working on will function to -33 degrees.  PM me if you want to chat about them!

The key for me was finding a medium size local bank who lends their own money and keeps the loans in house. The underwriting department is actually in the branch I go to! I left my w2 job June 2019 and closed 3 BRRRR refinances with this bank within 6 months of leaving the w2 gig.

I had 2 tenants who's rent was supposed to go up from $1100 to $1175 April 1st and I've delayed it until September.

Just make sure it cashflows once you move out!  What areas are you looking to buy in?
