The problem is, once I whittled down the list of tax delinquencies, I'm down to less than 200 that fit my model. Is this worth it? Am I wasting my time with so few properties? I don't want to put a list, postcards, and mailings on a credit card, but I will if I have to. What would you do?

 1) Don't partner with friends or family(my opinion)

2) The only thing worth your time is searching for deals, don't do anything other then searching for or managing projects!

Bangor savings is the best option I've found in our area, 20% down. Others have said Gorham Savings is good also but I've never looked into it

I know my area well enough to have a really good idea of what I'm walking into based on price/location/etc.  Once you're in the property during due diligence, negotiate the price/repairs based on what's found.  I know a few investors who make all their offers sight unseen.  Reason being is all they're focusing on getting the deal under(so nobody else has it) and then they go back to the owner with a lower price.

I remember the final walkthrough when buying my first property, no clue what I was doing and was a very nervous/excited.  I just told myself it'll either work out or it won't, luckily it did and I love it!  Heard another investor I follow on Instagram that its about breaking through thresholds, it's scary now but keep making the effort and you'll develop your new "normal."

This is a bit off topic and I'm sure you're way ahead of me on this but be extra careful on your purchasing in certain areas of Maine. There's a lot of tough areas to invest. 

I've been buying everything off market and would recommend you do the same.  By doing this, I'm able to buy them at a price where the economy isn't a huge worry.

I always make people apply prior to showings, that way they've paid the application fee and are very unlikely to no show.

I've got a local bank that will wave seasoning with signed leases. They also do 80% LTV, keep looking for other options!
