I've actually leased my most recent BRRRR to a guy who's using it for short term rentals. It's a great fit for both of us, he pays me market price for the apartment and he is in charge of the maintenance, heat and hot water.

I closed 3 loans within 6 months of leaving my w2 job.  I use a good sized local bank who lends their own money and keeps the mortgages in house.  I'm also buying a house and refinancing another property out of a private loan.  All the loans other than the house are commercial loans which are based almost entirely on the property's numbers.

 I've used Daikin before for a single zone. These systems are Haier, and they're 3 zones(can have a 4th) and are rated to -33 degrees

I'm putting heat pumps, as well as heat pump water heaters in the duplex I'm working on now.  I'm in Southern Maine and have found that tenants are willing to pay for heat when there is ac.  The systems are so efficient that I'm able to keep my rent prices at or very close to market rates.
