Td bank is a possiblity. I'm going to do a heloc or cash out on one of my properties and td says they'll do either at 75% ltv

For me, my bs tolerance is non-existent anymore. I think I've grown a spare backbone over the last 5 years.  Financially, it's helped big time, both short and long term.  I couldn't fix anything when I started, now I'm mostly self sufficient!

Let's not forget who owns the property!  Never let them dictate what goes on in your property(no matter how small it may seem)

I would say being careful who you get advice from. Everyone thinks there an expert because their friend's brother was a landlord back in the day and he "knows everything."  Also, laws change, stay up to date on how things work in your area! 

I refinanced my first multi from fha to conventional in Dec 16 and purchased a new multi in Aug 17. It is possible, and like you said there needs to be a benefit for you to move.  I was told to wait about 6 months before applying for a new loan. Also, use a mortgage company and not a credit union or bank, they'e more lenient and willing to mak3 it happen.
