Raising Rent During COVID without being a Jerk

Hello Everyone!

I have two rentals where their leases are up in June and July (Los Angeles).  That means by May I need to notify them about lease renewals but also need to raise rent.  However, with everything going on, I don't want to come off as insensitive.  One of my tenants works in healthcare, so they have been paying, and the other one has one working and the other not.

Because of the great timing of months, I want to make sure that their leases still fall during the summer.  

One thought I had was keep it the current rents for one month and then the remaining 11 months raise the rents.  It's important that I raise them due to rising costs of ownership and rent control laws.

How are you all handling lease agreements and raising rents?  Any creative solutions would be appreciated!
