Cut the loss in my opinion. The appriciation on  condo is not nearly as great as sfh.

Commercial brokers typically get listings from seller directly and they are able to send out to buyers (some institutional buyers first) then if they are not able to sell off market they will post it on costar , loop net etc. Call some brokers in your areas. Send some of your information to them and let them know you are able to close just like those institutional buyers is my suggestion.

I invest in duplexes. I almost never seen 2-4 in the area your mentioned. At least not under the price I’m trying to stay under. Alpharetta has duplexes. Lawrenville, Sneilville, smyrna, Marietta, Mableton etc might be good area to look into as well. Good luck

Especially Brandon turner’s book on finding rental property and property management!
