Hi friends from the forum. I recently purchased my first rental house in Woodstock, GA. Small 3 bed 2 bath. Currently under renovation. My questions is when I purchased the house I used my own name. I heard using my own name is easier to get approved for loan and having lower rate. Now the house is closed and almost ready for renter, I set up a LLC in GA. How to transfer my property from my name to the LLC legally for max protection and minimum cost?? Please help!!

But hold the mtg note assuming it's free & clear in your name to strip the equity.

I'm in the process of close on my first rental house. Currently am shopping for an insurance policy for the rental. My statefarm agent just tell me in order to have a rental dwelling policy I have to have a tenant in place(Which I don't). I asked to get a quote for a home owner insurance policy but she told me once I put a tenant in, I can not have 2 home owner policy and she's not sure if statefarm will write my rental dwelling policy. 

Does anyone having the same problem? I'm in Atlanta. Does anyone have suggestions on insurance company that actually like to work with rental property owners?

Just want to know how people think about invest in East Point/ College Park? Is this area easy to rent out since it's close to the airport? Any success story??
