Hey Amal, It is always wise to see if you can hear from one of their current clients. You want to be able to find out how timely they are at responding. Find out how expensive their maintenance calls are, how do they do their flips or turns, and how long has a property sat before they got it rented out. If you can hear from someone that they are currently doing business with, you will have a better idea and it could save you in the long run.
Hey Steven, thanks for responding to my post! How do you know if the prices they quote for maintenance calls and vacancy rates they share are legitimate or not? Do property managers share historic invoices to show the maintenance call costs, or do they show historical rental periods to show vacancy rates? I ask because whenever I’ve asked property managers for maintenance call costs, they just say “it depends”.
Maintenance cost really do depends on the house. Ago of your house. Which contractor they use(they might have more than one vendor), material cost also change. It will be hard to tell you exactly what it’s gonna be. You should know more about your cost since you self manage. You do your own DD.
The hardest part of hiring a property manager to me is giving out a lot of control during the process.(since I’m a control freak.) the control on who you pick as tenant, control of $$ spend on repair etc…
