Quote from @Isaac Jordan:

Good evening All,

I have a property that I am looking to sell by offering owner's financing.
The remaining mortgage balance will be paid at closing by the buyer and the remainder that we've agreed will be offered as owner finance. Terms: 25% Down Payment Wired To Seller At Closing | 3 Year Term at 6% Interest Amortized | First Payment Due 04/01/2023 | No Prepayment Penalty

I've read on some threads but most date back 10 years and in different areas and most of my research has shown various pricing and/or will only service large portfolios. My main goal are to ensure that I have proper reporting in the event of a default to ensure I have no legal issues regain possession, and of course have an advocate to collect payment.

I'm located in Atlanta, Georgia. Interested to hear your thoughts as well as any recommendations. Thank you in advance.

-Isaac

Is it ballon payment at year 3? I’ve seen people offer interest only for 3-5 years. Where your property located?

Atlanta has stand out for RE investing based on its landlord friendly policy and diversity in job market. We also don’t have much extream weather. I’d love to offer my resources if anyone’s interested to learn more about ATL!

Hi @Grant Anderson what’s the service you want to get from these turn key company? Sourcing deals, guide you to closing and later manage repair/rehab then lease out and manage? A good agent can do these as well. Is there something else you want to find in this turn key companies?

Looking for a company that can provide properties that are already rehabbed and ready to rent along with a property management company and can provide multiple properties per month.
Grant i have some clients invest with roofstock. I have not invested with them so i can’t provide feedback. They seems to have what you want.

Hi All,

I have a condo in Marietta that I self-manage but I am looking for a long-term property manager who can manage it for me. Does anyone have experience in finding and hiring a property manager? What was the hardest part of this experience?

Thanks

Hey Amal, It is always wise to see if you can hear from one of their current clients. You want to be able to find out how timely they are at responding. Find out how expensive their maintenance calls are, how do they do their flips or turns, and how long has a property sat before they got it rented out. If you can hear from someone that they are currently doing business with, you will have a better idea and it could save you in the long run.

Hey Steven, thanks for responding to my post! How do you know if the prices they quote for maintenance calls and vacancy rates they share are legitimate or not? Do property managers share historic invoices to show the maintenance call costs, or do they show historical rental periods to show vacancy rates? I ask because whenever I’ve asked property managers for maintenance call costs, they just say “it depends”.

Maintenance cost really do depends on the house. Ago of your house. Which contractor they use(they might have more than one vendor), material cost also change. It will be hard to tell you exactly what it’s gonna be. You should know more about your cost since you self manage. You do your own DD.

The hardest part of hiring a property manager to me is giving out a lot of control during the process.(since I’m a control freak.) the control on who you pick as tenant, control of $$ spend on repair etc…
