Allegheny St Sw was my first real estate flip after becoming interested in the industry in 2013, 6yrs later.
We had 'contractor' issues which meant that we lost 4 months of productivity and we ended up listing in February 2020, the beginning of the pandemic and lockdowns in Atlanta.
We did some things right and some things wrong, and although there were extremely stressful moments, this was one of the most fulfilling, rewarding and fun things that I have ever done.
On to the next 100!
What made you interested in investing in this type of deal?
I saw a home getting flipped across the street from where I was working back in 2012 and went over to speak to the people that were doing it.
They broke down what they were doing and after this I decided that I would learn how to do this
How did you find this deal and how did you negotiate it?
I travelled for work all across the US and I networked in each that I ventured to, Atlanta being one of them.
The deal was brought to me through my network.
How did you finance this deal?
Hard money for aquisition and repairs and gap funding for closing costs.
How did you add value to the deal?
Value? Personally
Lessons learned? Challenges?
So many lessons learned. I'm writing this post in a bit of a hurry but I will update it a detailed breakdown of lessons learned.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
I would recommend my selling realtor. One of the best in ATL
