There aren't a lot of condo in midtown don't have rental restriction. Their HOA are typically very high. There's a condo i listed for sale in the best location possible there's over 2 year waiting period to get rental permit..

Small multi-family (2-4 units) buy & hold investment in Smyrna.

Purchase price: $320,000
Cash invested: $120,000

Found this off market. Very good location. Current rent is 1300 one side and 1000 the other side. Plan to do small rehab and bring each side rent up to close to 1800 each.

How did you find this deal and how did you negotiate it?

Worked with the seller and her listing agent in the past on other properties so the listing agent brought it to me before listing the property. I got it under contract at 340K and use inspection to negotiate 20K down.

How did you finance this deal?

Conventional loan

How did you add value to the deal?

Current rent is 2300 total. I will do the rehab once tenant move out and bring the rent up to 1800. Might even consider STR.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I represent myself.

It’s very hard for buyer right now so i feel your frustration. I recommend you connect to as much investors as possible and see if you can get something off market. Also might worth it to connect with some hard money lender? As Brenden said above, less requirement, less contingency is definitely better. I have cash buyer now even waive DD (definitely not recommended but in certain situation is the only chance to get the job done).

Hi Ryan, i have client target the film industry people here in Atlanta. They rent allowance are pretty good. If you can find a interesting little place near beltline/ponce city etc, you can try to do str or corporate rental and still cash flow.

Most duplex in my area need major renovation. New paint, new floor, sometime also need new cabinet and redo some plumbing. Doing inspection will be the easiest way to tell what will be your major expense. Your inspector will let you know what need immediate attention what not. Good luck !
