@Furrlo Rogers i find it hard to find GC to manage rehab. Some GC only do new build and good ones are not taking on new clients. However, you can try to manage your own rehab. Find your own subs might be the other options. Some subs can do a lot(super subs) they can do a lot including paining. Sheetrock etc, then find your own electrical and plumber person.

@Rick C. I think a lot of lenders are able to do a cash out finance for you. I might have someone who can give you more detailed options.

Hey Aharon, what kinda assumptions are you using? Why are you looking for property that already have tenants? Some people prefer vacant nowadays to prevent inherited tenant issue. Some landlord might be charging below market rent. I found in the last couple of month the rent has increased so much that it will actually help cash flowing better.

15 month is just an estimate. can change. i would go with the one with leasing permit and run the number to see if that make sense. The one without permit has too much uncertainty.

Check city ordinance and make sure STR is allow in the area you are considering doing it.
