Hi,

I am a newbie trying to get my feet wet in Atlanta market. Since I am out of state, would like to connect with recent investors who are able to buy cash-flowing properties in and around Atlanta.

I would love to know what kind of deals you got in this hot market recent times.

Thanks

Hey @Shankar Sridhar, welcome to the Atlanta market!

As you mentioned, it is crazy hot here (and most major markets in the U.S.)! Cash flow is incredibly tough to come by. The only folks I see making it happen are those who get creative. One way that I've personally found cash flow is by house hacking. Obviously, this is not an option for you but don't worry, there are other ways!

Another way to find cash flow is to go direct to seller. This is likely the only way you're going to snag a SFH or MF at a low enough price to do a traditional BRRRR or buy & hold that makes sense. There are still other methods to find creative cash flow even with properties on the MLS. You just have to be flexible and focused on that end goal.

Hope this helps a bit! Shoot me a message sometime and we can dive into these creative strategies a bit further!
