New to RE Investing and struggling getting my first deal

Hey Everyone!  I am a new investor but have been listening to BP for about 6 months now.  I graduated college and I am 24 years old.  I am located in the Atlanta GA market and really wanting to buy my first property to house hack so I can get out of the renting phase and start to live for free by having someone else pay my mortgage.  The issue I am running into is that houses are on the market for less than 24 Hours and they are already under contract.

I feel like I'm never going to find a good deal because I don't have 250K cash to do cash offers but I do have enough money saved up to put down a 10-15% down.  Also I know that once I get my Single family deal and get my living situation taken care of I immediately want to move into the Multi-family or commercial space.

Is there any advice that more experienced investors could give me?  I want to absorb as much information as possible.

Be quick, if you can't view have your agent check it out. Be on a MLS search so you get everything that pops up. In a hot market make strong offers and compete. It sometimes takes many offers but don't give up. Have conservative expectations so you aren't looking for a unicorn and can get one under contract.
