@Paul Cook i would not be so sure about the price per square foot to build, that depends vastly on a number of things. How flat is the lot, what kind of finishes...etc

What size structure were you planning on building ? How many bedroom/bathroom ?

@Keith Dowdy I’m quite impressed that you have been dealing with customers directly and not using any propery management company.

How much involved are you? I cannot help but think that STR requires a decent amount of involvement to deal with customers reservation, customers messaging you, making sure the house is prepped, dealing with maintenance of the houses...etc

How do you deal with the management from the triangle area? Are you using a PM company taking care of absolutely everything ?

@Steven Moore i live in Boone.

Rules differ if you're within city limits of Boone or Blowing rock. If you're outside, then you would have to check for POA's as they might have their own restrictions.

As mentioned before, if you go a little farther, outside of city limits and outside of an HOA/POA then you should be fine as less regulations will apply but you would have to read the verbiage in the deeds which will outline the restrictions set for every piece of property.

A knowledgeable agent should be able to help you with that and point you in the right direction.

I would say though that the real estate market in the high country has been insane. 30%+ growth in median sales price from one year ago, very little inventory, get ready for some multiple offer situations. The closer to towns, the worst.

Once again, your best bet might be to look for things much farther to decrease the competition you’ll face.

@Paul Cook that’s very interesting. I thought that the basic limit in watauga was two properties per 1 ac of land. I would assume that you would have been allowed to put 10 structures on 5 acres.

Then the actual physical limit would have probably been dictated by your septic as they require a minimum of 2 bedroom capacity per structure even if it’s a small 200 SF tiny house. So 10 structures would require a 20 bedroom septic capacity which would be unrealistic.

Having said that, I feel that putting 3 or 4 should have been realistic.

What is their logic behind only allowing two ? Is there a rule saying that only a maximum of two structures can be built per plot of land no matter what the size of the land is ?

@Christi Mercer that’s the potential challenge is that one day, they might ban it all if enough people complain.

Anyway, I would just do a plain analysis. Compare your income with the long term income vs expenses and do the same thing with the short term rental option knowing that the expenses will be higher (maybe planning on using management ? I know they can charge around 20/25% of gross revenues).

I think that @Adam Payne, @Daniel Jones and @Ryan Warrenburg would be able to help when it comes to estimating expenses of running an airbnb and potential income.
