@Christi Mercer you are within the city limits of Boone, so you would be held to their local zoning rules or whatever ordinance they have or will come up with. I would try and contact someone at the town to see where they stand on short term rental for your specific property and current zoning.

@Christi Mercer it will be based on the covenants and restrictions put on the deed. You can search Warangal registry of deeds on google and search for your name. Read through your deed and look into all the other deeds referenced on your deed, sometimes, the restrictions will be on previous deeds.

If you are outside of Boone and blowing rock city limits and that the property is not part of a POA/HOA then you should be mostly fine.

@Ian Middleton you can contact Karl or Reece at BEC Engineers. I used to work for them before I moved out of state, we would do hundreds of remodeling projects a year. If you just need one beam design, they’ll usually be able to provide you with a stamped letter calling out the new beam size after coming on site to verify the existing conditions.

@Cody Thomas I live in Boone, construction costs have been going through the roof lately.

The real estate market is also very hot with low inventory and high demand.

I am currently looking for a primary residence and it has been a challenge even though I live here which has allowed me to go see properties a few hours after them being listed and pull the trigger really fast on putting offers out. So far I keep being outbid...

I think if you’re willing to go a little farther from Boone and blowing rock, it might be easier as it might not be as competitive.

@Brian H. so you went from 0 to 11 units in one purchase, that's bold ! Talk about a steep learning curve lol

You keep mentioning them collecting a check, are you saying that they are section 8 tenants ?

@Brian H. where have you sourced your deals from ? Were they bought from the MLS ?

205k for 11 units sounds unheard of, or maybe those were bought 10+ years ago ?

@Brian H. This is pure gold, thank you for sharing your experience and the numbers!

I have personally struggled with deciding if going with lower income properties would work for me. My current properties are definitely B+ so the tenants have been great. Return are definitely much lower but the appreciation is there. I used to self manage and being a control freak, it was very tiring and a cause of stress/anxiety. I had to use management since we moved to NC and even though I have to be on their a** pretty often, I love not talking to the tenants and not knowing what they even look like.

If I were to do lower income rentals, it would have to be under management. I personally could not stomach dealing with the drama associated with it.

Looking forward to talking more about your experience which will help me realize if this would be a viable approach for me.
