Hey Shawn, welcome to the game. My husband and I started flipping 1+ year ago. He acts as GC and initially did most of the work in the first rehab and has started developing his subs with each flip we do. That seems like the route you are searching for too. It will be hard to complete any deals with most banks and HML. Bump up your credit score then you’ll be in better shape.
I would give them the lease to confirm one dog was agreed on, and give a notice to comply. I would also give a roommate addendum and note the new individual would have to complete and meet the application standards that you have set in place. Failure to complete either would violate the lease and should cause for eviction.

Darius,

I figure in 8% for vacancy, 10% for repairs, and 10% for capex.  I would rather be on the safer side when configuring numbers.  Other factors that would influence you: are you performing the repairs?  What is the age of the property?  What is the rental market like in the areas that you're looking into?  Watch the BP tutorials for these spreadsheets too.  They are helpful for initial guidance.

You're right.  There are quite a few homes here in KC that have foundation issues.  Both flips that we've owned had some foundation issues.  It's not a big deal if you budget appropriately and get it taken care of by a reputable company.  If you're doing foundation repair however, you want to be here to inspect that they're doing it correctly which could be hard for you guys being out of state.  Your numbers don't look like it will make up for the potential headache you're working with.  I'd pass if I were in your shoes.

I've read a lot success from using a pay for MLS listing websites. I used an agent for our last flip but wanted to give one of these websites a try.

I'm going to need services for: listing the house on the MLS, all paperwork/documentation for selling

I will be taking the pictures and complete the listing myself.  My husband will assist with showings.

Who's the best out there?!
