I think it's a good move to protect your personal assets. 

We use Jeff Zimmerman (lawyer) for our LLC set-up and advice for KS and he does a good job.

Independence can be very hit or miss depending on the neighborhood.  I'd recommend getting someone to view to area to really see how it is.  Understand as much history about the property as possible.

We had a potential fix and flip found on the MLS scoped and rooted sewer lines were found. Quoted upwards of $8k depending on if it went far enough into the street. Buyers didn't drop the price much so we were smart enough to bail out as the numbers weren't great enough to take the costs.

Beth S. I agree with everyone else. I live here in KC and I think you need to save up to afford homes $75k+ to get a better neighborhood for whatever you're looking for. It's not worth dealing with the headaches that will eat away at your bottom dollar. Although this is a cash flow city, some areas are appreciating a bit so you'd have a better shot at capturing that too if you can afford a higher investment.
